What is Kingswood?

Kingswood is a continuing care community that inspires active living for those over age 65. Located in Kansas City, Missouri near the state line of Kansas, Kingswood provides services, programs and amenities within its residential living setting that promote independence and optimal health. Kingswood assures residents access to a full continuum of care on site, ranging from independent living and assisted living to skilled nursing care. Kingswood has a strong history of providing the best value and the best quality of senior living in the center of all Kansas City has to offer.

What is Continuing Care?

Continuing care offers the opportunity for a full continuum of care within one community. The focus of a continuing care retirement community is to help you maintain your independence and remain healthy and vital well into your later years. It also represents an outstanding senior living value because you do not have to deplete your savings for nursing care costs, should you ever need it, or worry about the rising cost of health care. A comprehensive package of services and amenities along with priority access to on-site assisted living, recuperative care or skilled nursing care gives you more value for your dollar. Kingswood partners with Life Care Services LLC (LCS), the nation’s leading force in the senior living industry. With more than 45 years of experience in the industry, LCS now serves more than 80 communities nationwide.

How much does it cost?

The cost of living at Kingswood varies depending on your living choice. Services and amenities are the same no matter which type apartment home you choose. The cost consists of a one-time entrance fee and a monthly service fee.
- Apartments:
Financial options include the Return-of-Capital™ agreement which provides a 100% refund of the entrance fee during the first 12 months of residency as part of our Satisfaction Guarantee Program. The refund will be 90% after 12 months. You receive a 20% discount on assisted living and skilled nursing. There is also a Traditional Plan which provides a 100% refund during the first 12 months of residency. After that, the amount to be refunded is reduced by 4% for the next 25 months until the refundable portion of the entrance fee reaches zero (about the 38th month). There is a 20% discount for both assisted living and skilled nursing.
We also offer a limited number of apartment homes on a 12-month rental agreement. The rental agreement does not provide priority access to assisted living or the The Health Center.
- Villas:
The Villa agreement provides for a 90% refund of the entrance fee paid regardless of how long the villa is occupied. Villa services and amenities differ from those offered in apartments.
Our retirement counselors work closely with our finance department to help you determine if a villa or apartment home is right for you and which resident agreement will help you reach your future goals.

Is there an entrance fee?

New residents pay a one-time entrance fee determined by the size of their chosen residence and whether they select the Return-of-Capital™ or Traditional Plan. This financial arrangement keeps monthly fees lower and has proven to be especially successful in not-for-profit communities like Kingswood. Most of our residents are able to use the equity gained from the sale of their home to cover most or all of their entry fee without using any of their other savings and investments. The entrance fee includes priority access to The Courtyards assisted living and The Health Center skilled nursing communities; substantial health care savings; and potential tax savings (depending on your current financial situation).

What type of residences are available?

Residence options are independent living, assisted living and skilled nursing with a variety of floor plans and locations. Independent living is offered in villa homes called The Villas of Kingswood. This neighborhood setting of single-dwelling homes consists of two- and three-bedrooms with an attached garage. Independent living is also offered in apartment homes with 20 different floor plans available. Large studio, one-, two- and three-bedroom style apartments are available within our Georgian-style main building comprised of NorthRidge, SouthRidge, EastRidge or WestRidge halls.

Assisted living is offered at The Courtyards with accommodations for 17. Our assisted living program is licensed and regulated by the State of Missouri Department of Health and Senior Services as Residential Care II. Services help residents remain in their assisted living apartment as long as possible before a higher level of care becomes necessary.

The Health Center at Kingswood is licensed by the State of Missouri for 86 skilled beds and provides excellent nursing care to private pay residents as well as both Medicare and Medicaid recipients.

Is there an on-site Health Care Center?

As a continuing care community, Kingswood provides an on-site health center which is licensed by the State of Missouri for 86 skilled beds. The Health Center at Kingwood offers personal assistance and skilled nursing care in a neighborhood-designed setting within our community. Both short-term and long-term care is offered at The Health Center and rehabilitation services include physical, occupational and speech therapies. The Health Center offerings include:
- Numerous activities, social opportunities, and outside trips
- Religious services
- Memory support services
- Parkinson’s care certification
- Respite care
- Adult day care
- Hospice services
- Therapies including physical, occupational, recreational, speech and hearing
- Diet and nutritional assistance and several dining areas
- Whirlpool tubs

Who sponsors and manages Kingswood?

Kingswood is a not-for-profit organization founded in 1982. In addition to the responsive and caring staff who are available 24 hours a day, we are governed by a volunteer Board of Directors with an on-site CEO who reports to this board. Kingswood is in partnership with Life Care Services LLC (LCS), one of the industry’s most respected companies for more than four decades. LCS currently serves more than 23,000 residents in communities nationwide.

What are the financial advantages to residency at Kingswood?

Kingswood represents an opportunity to create a worry-free plan for your future. You can eliminate the uncertainty of rising health care costs, escalating home repairs, and other expenses. Instead, you will have a solid plan with predictable costs and the assurance of a full continuum of health care. Continuing care also offers potential tax advantages. Part of the entrance fee is deemed to be medical costs and a resident may be able to deduct a percentage of the entrance and monthly fee on income tax returns. Check with your tax consultant for advice.

When is the best time to plan a move to Kingswood?

The ideal time to consider a move to Kingswood is when you are able to make the decision for yourself without being a burden to a loved one or others. A health problem could arise later that could affect your ability to qualify for residency. How do I apply for a Kingswood residence?

To become a resident, you must be age 65 years or older. You must also possess income and resources sufficient to meet financial requirements. Qualifications also require a current medical questionnaire to be completed by your physician and evaluation prior to your move confirming your ability to meet requirements for residency.
